Depending on the type of your development proposals, a number of specialist reports will need to be submitted to meet your Council’s validation requirements and to maximise your chance of obtaining a successful outcome to your application.
I have the knowledge and experience to prepare design and access statements, planning statements and heritage statements on your behalf. A significant proportion of my work involves the preparation of such statements and a good statement can be the difference between success and failure.
Supporting Design and Access statements [‘DAS’] submitted with your application play their part in telling the reader, whether that be the planning case officer, local councillor, MP or potential objector, how your proposals came into being.They explain design principles and concepts and your approach to access issues.
In a lot of cases DAS’s are mandatory, their requirement set out in planning law and in all but the simplest of projects a planning statement is advisable.
My statements are comprehensive, sometimes lengthy, but always written to best practice standards and attempt to ‘cover all bases’.

Where a DAS is not mandatory it may be necessary under the Council’s local list to provide a Planning Statement. They are similar to DAS’s in many ways.
Similarly, it may be necessary for your application to be supported by a Heritage Statement. A Heritage Statement provides an assessment of the significance of heritage asset(s) that may be affected by your proposals, assesses the likely impact of your proposals and outlines a mitigation strategy to address any impacts.
