Thereafter, all that may be required for your piece of mind is a letter from the Authority confirming that they agree.

For greater certainty I may help you to secure a lawful development certificate. Such applications are becoming more common place following a raft of legislative changes from the Government that, despite good intentions, have done little but bring more complications and uncertainty into the planning process.

It is incorrect to assume you have to submit a planning application for your planned works.

Permitted development’ or ‘deemed consent’ rights exist that may enable you to complete your project without the uncertainty, time and cost implications of the formal application process.

These rights normally come with conditions and limitations. Incorrect interpretation of these rights could be financially costly or, sometimes, lead to unlawful operations…best to get it right!
