Planning is not just about submitting applications to your local planning authority. I regularly undertake planning appraisals for my clients. I aim to be one-step ahead of your Local Planning Authority and more often than not, am able to anticipate the Council’s reaction to pre-application enquiries or the submission of your proposals. Being forewarned is forearmed enabling you to tackle difficult issues head on or, where possible, to side step problems.
Any appraisal will examine your proposals and ask several questions including; Are the proposed works ‘development’ within the meaning of the Planning Acts? Are any parts of the proposal ‘permitted development’ that eliminates the need for planning permission? What constraints relate to the land? What national, regional and local policies and guidance is applicable to the proposals and what weight should be given to them?
I can prepare your appraisals quickly. Within a week of my appointment, sometimes days, you will have your report on your desk and you can start to make your informed decisions on your planned project and see through the planning fog
The appraisal, usually provided in a report format, will evaluate your proposal and give a balanced impartial opinion of how successful your proposal may be. It will highlight the strengths and weaknesses of your proposals, any opportunities you may have as well as any threats you may face.
